These inspections are designed to identify visible installation issues, moisture-related problems, and potential problem areas before they require costly repairs, ranging from minor maintenance to significant structural restoration.

Why Stucco & Stone Veneer Inspections Matter

Colorado’s wind-driven snow & rain can increase the risk of moisture-related issues when systems are not properly installed. Over time, elevated moisture levels behind the exterior walls can create issues. Early detection is critical, as repairs are typically far less costly before damage becomes extensive.

Why Do I Need a Stucco & Stone Veneer Inspection if I’m Already Getting a Home Inspection?

A general home inspection covers broad systems of a home using generalist knowledge. Many home inspectors may lack the advanced education, training, certifications, or specialized tools required to properly evaluate stucco systems.

Our inspectors follow the MoistureFree Warranty Inspection Protocol (a recognized industry standard) and hold specialized certifications through EDI (Exterior Design Institute) & AWCI (Association of Wall & Ceiling Industry).

What the Inspection Includes

Each inspection begins with a detailed visual evaluation of the exterior cladding system. When appropriate, moisture probing may be performed in selected areas to help identify hidden moisture.

What type of stucco system is applied
Installation and maintenance concerns
Signs of possible moisture intrusion

Moisture Probing May Identify:

Substrate moisture conditions
Potential deterioration not visible from the surface
Elevated moisture levels around vulnerable locations

About the Moisture Probing Process

When included, moisture probing is performed in carefully selected areas. Small test holes are used to measure moisture levels behind the stucco or stone veneer, and are sealed after testing. After testing, the probe locations are sealed with stucco-appropriate, color-matched sealants designed to maintain the home’s appearance and protect the exterior surface.

Probing does not compromise the structural integrity of the home
Probe locations are selected based on the visible conditions of the home
The number of probe locations is determined on site and limited to what is necessary for meaningful findings

Probe Size:

Hard Coat Stucco: uses a 3/16-inch drill bit to make the test holes
EIFS Stucco: slightly smaller test holes are made with a two-prong hole punch

Probe Hole Sealing

After testing, all the probe locations are sealed with stucco-appropriate, color-matched sealants designed to maintain the home’s appearance and protect the exterior surface.

Reports are typically delivered within two days as a downloadable PDF & clearly document the condition of the exterior system.

Photos of all elevations

Moisture testing locations and results
Summary findings
References to repair standards
